Streamlined Home Extension Rules Implemented in Borough – Simplifying Changes
New guidelines are set to revolutionize home alterations and extensions in a North London borough, Brent, starting January 25. These changes aim to simplify the process, allowing residents to modify their homes more efficiently and effectively. By implementing these streamlined rules, the local council hopes to reduce overcrowding and eliminate the need for many individuals to seek larger accommodations.
Empowering Homeowners with Greater Flexibility
Under the Residential Extensions and Alterations Supplementary Planning Document (SPD), approved by Brent Council, homeowners will benefit from increased flexibility in modifying their properties. Attached homes, such as terraced or semi-detached houses, can now extend their single-storey rear extensions up to six meters in depth from the original rear wall. Meanwhile, detached homes can extend up to eight meters, as long as the extension does not surpass half the length of the garden.
For single-storey rear extensions of up to three meters in depth for attached homes, or up to four meters for detached homes, a height of up to four meters is permissible, with an eaves height not exceeding three meters. Larger extensions exceeding these dimensions can still reach a height of four meters, provided the eaves height along the boundary to neighboring properties does not exceed 2.5 meters.
Promoting Sustainability and Biodiversity
In addition to facilitating home alterations, the new guidelines emphasize environmental considerations. Applicants are encouraged to enhance the biodiversity of their properties by planting trees, introducing water features, and creating compost heaps. They are also urged to address surface water flooding issues by incorporating natural features like rain gardens and green roofs. By retaining surface water run-off on-site and avoiding connections to the existing sewer network, applicants can contribute to sustainable development practices.
