The Croydon Council has approved the construction of 199 new homes and NHS facilities on Dingwall Road near the East Croydon railway station. Bellway Homes will lead the development, which will include 20 affordable housing units and 19 three-bedroom family homes. Additionally, the site will feature a children’s play area, green spaces, three disabled parking spaces, and cycling facilities.

Previously, there were obstacles in developing the site due to changing market conditions and the need to increase the building’s height to 28 storeys from the initial plan of 24 storeys. While some felt the new height was too tall, officers reassured that it would fit in with the surrounding skyscrapers in East Croydon.

Although the new development only offers 20 affordable single-bedroom units out of the 199 total homes, representing 9% of the properties and falling short of Croydon’s 50% affordable housing target, the council approved the plans. Some councillors expressed frustration over the lack of affordable housing, especially for families and children.

Green Councillor Ria Patel mentioned that many residents in the Fairfield ward cannot afford to live in the new buildings in East Croydon. On the other hand, Conservative Councillor Ian Parker welcomed the market housing mix in Croydon.

The developer included an NHS facility and ambulance bay in the revised application, which played a key role in gaining approval from the planning committee. The council hopes that the new development will enhance accessibility in the East Croydon area and provide essential healthcare services.

The plans also aim to improve cycle infrastructure, safeguard land for potential tram expansion, and encourage active travel in the area. While there will be limited parking bays on-site, most residents will have to use the nearby NCP car park.

Executive Mayor of Croydon, Jason Perry, emphasized the importance of the regeneration project in meeting the housing needs of the borough. Bellway London’s Regional Planning Director, Jamie MacArthur, highlighted the transformation of the vacant site into a residential scheme with various amenities for residents.

The development is set to enhance the streetscape of Croydon and benefit both new and existing residents in the area. Construction on the Dingwall Road site is expected to commence soon, contributing to the ongoing transformation of Croydon.
